Lijnbaan 105 – Rotterdam

Octatube Services has renovated the glass façades of the building at Lijnbaan 105 in the center of Rotterdam, as part of a large-scale redevelopment. The Services team replaced the glass in two façades on the first and second floors and carried out all necessary modifications to the existing structure.

The renovated building, with a floor area of approximately 3,000 m², will soon house a flagship store for a leading sports brand. The store is expected to open in the spring of 2025. J.P. van Eesteren led the transformation of the 1960s-era building, following the renovation plan developed by Boltt. The building has since been handed over to the finishing contractor.

Glass Façade Renovation

The glass façades, installed in 1998, were constructed using single-layer toughened glass. A solar control film was subsequently applied by a third party. As a result, the façades did not comply with current safety and energy performance standards. One of the façade sections extends slightly beyond the surrounding façade and contains a large TV screen, which remained in place during the renovation.

Preserving the Original Appearance

The renovation aimed to preserve the original appearance of the façade. Therefore, the existing façade principles were maintained as much as possible. However, the weathered perimeter cladding was replaced with stainless steel components. In some areas, the substructure deviated from the original drawings, requiring flexibility and custom solutions on-site.

Insulating Glass

We carefully removed the existing glass panels and replaced them with insulating glass panels featuring an anti-reflective coating. The original glass fittings were replaced with new fittings, designed to handle high loads and offer long-term durability.
